Plan Approval
The building plan approval is done with respect to the planning point of view and in accordance with MIDC’s Development Control Rules since MIDC is a special planning authority(SPA).
Building Completion Certificate (BCC) is a mandatory document which validates that construction is in line with building Norms. The local development and Municipal Corporation are the competent authorities to provide the certificate. 
The transfer of a plot occurs between the previous and new owner to obtain the leasehold rights of the MIDC/transferred plot.
Consent to Mortgage and Tripartite Agreement is done between MIDC, Bank, and Owner for obtaining a loan after receiving the sanction letter of the loan from the bank.
MIDC specifies a time period for commencing production in the factory. If production is not completed within the given timeframe as stated in the plot transfer, an extension must be obtained to secure the Building Completion Certificate.
Subletting of the plot occurs when the owner (lessee) rents the property to another party (sublette). MIDC grants subletting permission for up to 10 years upon the lessee’s request and recovery of subletting charges in advance. MIDC reviews land rates every three years, and if there are any changes, the differential subletting charges are recovered from the lessee.
Amalgamation of a plot refers to merging two or more adjacent plots into a single plot to optimize space utilization and enhance production.
Provisional Fire NOC is provided at the time of Plan Approval and specifies the requirement for fire appliances based on industrial activity. Final Fire NOC is applied for at the time of the Building Completion Certificate (BCC), and if the fire norms outlined in the Provisional Fire NOC are met, the Final Fire NOC is issued along with the BCC.
Company Registration is required to execute the Deed of Assignment for the transfer of a plot. Stamp duty and registration are completed to obtain the leasehold rights of the plot.
Maharashtra Pollution Control Board (MPCB) consent is required to establish a factory and classify zones based on industrial activity.
Water and electricity connections are provided, and documentation is completed accordingly.
